The large private swimming pool in this holiday home rental includes an extended sun deck with spa, accompanied by a small dining area and sun loungers.

Cable TV is fitted in the lounge and the 2 master bedrooms. There is a 50” HD plasma and HD DVD player with a great selection of DVD's in the lounge to give you a great chance to kick back and relax. Wireless Internet Access is available.

Booking Terms and Conditions

Before you consider making a reservation on Orlando Villa Lettings, please be advised that you must first read and agree to our bookings Terms and Conditions below.

   1. Orlando Villa Lettings will require a non-refundable deposit of £200 or 20% of the agreed Rental rate (which ever is greater) at the time of the booking which is applied to your rental cost. The Full balance is due 10 weeks prior to the date of arrival. If the reservation is made 8 weeks or less from the date of arrival, then the full is required at the time of the booking. The deposit will be treated as part payment of the total amount due. If the full balance is not paid 10 weeks prior to the arrival date, then Orlando Villa Lettings have the right to cancel the booking without further notice.
   2. Orlando Villa Lettings are pleased to accept payments via Pay Pal or Cheque. The owner will absorb all fees for payments of deposit only. When paying in full or final balance, all Credit Card and Pay Pal Transactions will incur a 4% charge which must be paid by the guest. This charge can be avoided by Paying by cheque or Debit Card. Please make Cheque payable to Home & Holiday Lettings.
   3. It is important that guests thoroughly check the villa on arrival and report any problems or deficiencies to the management company within 24 hours of arrival.
   4. Guests using our villas are responsible for all damage and missing inventory items or loss occurring during their stay at the villa and the cost of repair/replacement - please note that guest liability in this respect is not limited to the security deposit amount
   5. Extra cleaning above normal will incur extra charges. Any persons using a BBQ at the villas must properly clean the equipment after use, as there will be an extra charges for failure to do so. Guests will be held responsible for all damage resulting from misuse of the BBQ.
   6. Guests will not be allowed to add extra people to the villa than was agreed at the time of booking, without prior arrangement with the owners. An extra $16 (£10) per extra person per night is chargeable at our discretion.
   7. To amend any booking will incur a charge of £40 Administration Fee.
   8. Any quotes provided by Orlando Villa Lettings will be valid for 14 days and prices are subject to change without notce.
   9. Orlando Villa Lettings will not be held responsible for any home owner failing to update their availability calendar.
   10. The check in will be at 4pm (local time) on the day of arrival and check out is at 10.00am (local time) on the day of departure. Vacating after 10am on agreed day of departure may incur additional charges amounting to two full day's rental during which you will not be allowed to stay and your departure date will remain the same as indicated on your booking form.
   11. Orlando Villa Lettings reserve the right to treat the  villa booking as cancelled if we do not receive the balance by the due date.

   12. Orlando Villa Lettings is not responsible for any loss of enjoyment or use of the house due to travel disruption. It is very important that you have adequate insurance cover and is a condition of this booking.

       The client is responsible for and shall pay for all travel arrangements, airline tickets, car rental, medical and travel insurance and any other costs incurred in connection with the holiday. Payment via the Booking Form is for the rental of the villa only.

       Please be aware that if you choose not to take out insurance, you, the client will be personally responsible for payment of any cancellation charges which may become due.
   13. The owners or agents will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, technical/weather, problems with transport, aircraft grounding, closure of airports.
   14. All doors and windows must be closed whenever you are not in the property or villa. Guests are responsible for closing all doors and windows and for setting the security alarm.
   15. If you have requested pool heating at the villa, the temperature is subject to prevailing weather conditions, etc. The pool covers must be used to retain the heat when the pool is not in use and this is the responsibility of the guest who are staying in the villa at the time.
   16. Orlando Villa Lettings will not warrant or accept responsibility for any misrepresentation provided by the villa owner.
   17. Do not allow unsupervised children to use the villa pool, villa spa, garage or any such areas. Items such as clothes, toys etc. must not be left in the spa.
   18. The owners/agents cannot accept any responsibility for any loss or damage to your property or villa, or for death, any injury sustained by any member of the party, howsoever caused.
   19. Animals/pets are strictly not permitted (Unless approved by villa owner). If a pet has been in a Villa, there will be an automatic charge at the owner’s discretion, to cover the cost of professionally cleaning all carpets and upholstery of the villa and to call in a pest control agency.
   20. Smoking is strictly forbidden inside any of our homes.
   21. The management company/agents reserves the right to remove occupiers from the Villa (without refund) for breaching of the booking conditions.
   22. Accepting the terms and conditions on the Booking Form Signifies your acceptance of these Terms and Conditions.

   23. Swimming Pool and Pool Heat - Swimming pools, spas and the surrounding areas are potentially dangerous. Guests are specifically requested not to allow children to use the pool or spa area unsupervised, not to swim or use the spa unaccompanied and not to swim or use the spa under the influence of alcohol, medication or other mind altering substances. The owner, Management Company or Orlando Villa Lettings, do not accept liability for any accident, injury or death, howsoever caused, as a result of the use of the pool/spa area or as a result of slippery surfaces or by not using the pool safety screen. For your safety and comfort the pool and spa is inspected, cleaned and if necessary, chemically balanced every week.

       The pool staff do not need to gain access to the interior of the villa to carry out this maintenance. On rare occasions it may be necessary to apply extra chemicals to the pool/spa to maintain safe and correct chemical levels. Should this occur during your stay it may be necessary for all guests to refrain from using the pool/spa for a period specified by the pool cleaning company's agent - this is a normal part of pool maintenance. Should this occur during your stay it will be necessary for you to be out of the pool for a period of 12-24 hours for safety reasons.

        

       The heater is an electrical/mechanical device, as with any mechanical device it can be subject to electrical/mechanical failure. In such an event, every effort will be made to repair the heater. If the guest has paid for pool heat, Refunds will only be provided if the pool heater is physically broken and verified by the local management company. The owner cannot and will not refund anything that has not been paid for. Pool heating is also subject to weather conditions, the colder the weather the longer the heater will take to warm up the pool each day.   Guests are not permitted to touch the pool heater controls, any sign of tampering will result in the pool heat being turned off and you will forfeit your payment. Any problems with pool heating should be reported to the Management Company immediately.

       
       

       Pool heating is charged as an optional extra. The pool heater thermostat is set to heat the water in the pool to approximately 85 degrees. Like you we have no control over the weather! We are unable to guarantee the water temperature with pool heating as this will depend on the prevailing weather conditions.

        

   24. Security Deposit - A security deposit of GB £300 will be payable 10 weeks prior to the start date of the rental (this should be included with the balance payment), It will be held by the Orlando Villa Lettings against loss or damage occasioned by the use of the property by the parties to this agreement. The security deposit will be fully refunded by the Orlando Villa Lettings approximately 14 days after the completion of the holiday subject to a satisfactory damage/loss report being received from the owners Management Company and all Terms and Conditions being adhered to. The client agrees to pay any additional charges for damage or loss not covered by the security deposit. The owner, Management Company or agent reserve the right to recover such costs by any means available to them.

   25. The client is solely responsible for any damages, stains, breakage(s), or excessive use of the utilities that may be caused to the property or its contents and also for any loss in the inventory during their stay. The villa is inspected both before and at the end of each occupation to check that all is in order. If during the inspection it is found that the villa has been left in such condition that it warrants extra cleaning this will be carried out and deducted from the security deposit along with an administration charge.

       It is important that the property be left clean and tidy at the end of the rental period.

   26. Cancellation Policy - Any cancellation by the client must be notified in writing directly to Orlando Villa Lettings , 24, St Austell Clsoe, Hemlington, Middlesbrough, TS8 9NQ, England , by the client.

       Cancellation by telephone will not be accepted, however, the owner, Management Company or agent should be notified in writing as soon as possible that you are cancelling the booking.

       In the event of cancellation by the client, the following charges will apply:-

       Cancellation more than 10 weeks - Loss of booking deposit.

       Less than 10 weeks - no refund

       It is a condition of booking that you travel with adequate insurance to cover you for the period of your holiday including insurance against sickness should you need it, and it is recommended that you cover yourself against cancellation which is not always standard in policies.

       
       

       Cancellation by Us - In the unlikely event that circumstances beyond our control necessitate cancellation, we will refund any monies paid by the client (without interest, compensation or consequential loss of any kind). In this unlikely event, as a good will gesture only, the we will always attempt to find you alternative accommodation in a villa of similar or superior quality on the same or similar community, however we are not liable to compensate you for any difference in price and you will be subject to the terms and conditions of the alternative accommodation owner.

   27. Privacy Policy

       Orlando Villa Lettings ensure that any personal information you submit is held securely. The information you submit will only be used for the purposes described in this privacy policy.
       
       When you make an enquiry or reserve a Vacation Rental home with us we will hold the information you submit to process, administer and account for your enquiry or booking. You should expect to receive an email confirmation from us shortly after you complete your enquiry or reservation.The information you provide may be passed to third parties ie. Villa owners or management companies, as necessary to provide the services requested. These third parties may be located outside of the UK.

       Credit card details:All Credit Card Transactions are handled with the utmost confidentiality and security, Disney4villas does not retain or store any Financial Information or Data supplied to us.Credit card numbers are used only for payment processing only and all personal financial details are then destroyed.

The check in will be at 4pm (local time) on the day of arrival and check out is at 10.00am (local time) on the day of departure. Vacating after 10am on agreed day of departure may incur additional charges amounting to two full day's rental during which you will not be allowed to stay and your departure date will remain the same as indicated on your booking form.
